These Project Terms & Conditions describe common remodeling project policies for Kipchakoff Remodeling Group. They are intended to help homeowners understand how projects are planned and managed. The signed proposal, work order, contract and any approved change orders control the terms of a specific project.
Written Scope and Contract Documents
Remodeling work should be based on a clear written scope. In Illinois, home repair or remodeling work over $1,000 generally requires a written contract or work order before work begins. Homeowners can review official consumer guidance from the Illinois Attorney General.
Estimates, Pricing and Materials
Project pricing depends on the approved scope, site conditions, labor, selected materials and available products. Estimates may change when a homeowner changes selections, requests additional work, delays decisions or when hidden conditions are discovered after work begins.
Change Orders
Changes to the approved scope, materials, layout, timeline or site conditions may require a written change order. A change order may adjust price, schedule, material ordering and project sequencing.
Permits, Codes and Site Conditions
Some remodeling work may require permits, inspections, utility coordination or code-related updates. Hidden damage, old wiring, plumbing conditions, framing issues, moisture, subfloor problems or other conditions can affect scope and schedule after work begins.
Homeowner Responsibilities
Homeowners may be responsible for timely selections, access to the work area, parking access, removal of personal items, pet safety, approval of design decisions and communication about building rules or neighborhood requirements.
Scheduling and Delays
Project schedules can be affected by material availability, inspections, weather, homeowner decisions, change orders, unexpected site conditions and third-party suppliers. We work to communicate schedule changes as clearly as possible.
Payments and Cancellations
Payment terms, deposits, progress payments, final payment and cancellation rights are handled through the written project documents. No website page should be treated as a substitute for the signed payment and cancellation terms for a specific project.
Project Photos
Project photos may be used for documentation, planning, quality review and portfolio purposes when permitted. Homeowners can discuss privacy preferences before or during the project.
