    Plan the Remodel

Know What Shapes Your Remodeling Estimate Before You Commit

Nobody wants surprise costs halfway through a remodel. That is why we walk through every factor that can shift your number – room size, layout changes, material grades, trade work, permit requirements, and timeline pressure – before you sign anything. The goal is an estimate that reflects the real project, not a lowball that falls apart later.

We help you understand the written scope, inspection questions, and trade details that matter for your specific home before work begins.

    What Changes the Budget

    • Room size, shape, and how much the layout needs to change
    • Cabinet style, countertop material, tile, flooring, and fixture quality
    • Plumbing, electrical, framing, or HVAC work that needs updating
    • Building permits and inspection requirements in your municipality
    • Material lead times and your preferred project timeline
    • Custom design requests, specialty finishes, or unique configurations

    Home Remodeling Questions

Common Questions Before Starting a Remodel

Planning a kitchen remodel, bathroom renovation, basement finish, flooring installation, home addition, or whole-home update raises a lot of practical questions. Here are honest answers to the ones we hear most often from homeowners across nearby Chicagoland suburbs.

    Still Have Questions?

Request a free, no-obligation estimate and we will walk through your specific project – scope, custom finishes, trade details, permit requirements, and realistic costs.

Local Office: Hoffman Estates, IL 60169
Service Areas: Chicagoland & Northwest Suburbs
What kind of contractor should I hire for a kitchen or bathroom remodel?

For mid-size residential projects like kitchen remodeling, bathroom renovation, basement finishing, flooring installation, and home additions, you want a remodeling contractor – not a handyman and not a commercial general contractor. A remodeling contractor understands residential trade coordination, material selection for daily-use spaces, and how to plan scope so the estimate reflects reality. We specialize in exactly this kind of work for occupied homes across northwest Chicagoland.

Do I need a building permit for remodeling?

It depends on the scope. Cosmetic updates like painting, hardware swaps, or countertop replacements usually do not need permits. But if your project involves moving walls, rerouting plumbing, upgrading electrical panels, or adding square footage, your municipality may require permits and inspections. We help you identify what applies to your project early so there are no surprises once work starts.

How long does a typical home remodel take in the northwest suburbs?

Timeline varies based on project size and complexity. A straightforward bathroom update might take three to four weeks, while a full kitchen remodel with layout changes can run eight to twelve weeks. Basements, additions, and whole-home remodels take longer depending on scope and permitting. After we review your project in person, we can give you a realistic schedule with milestones so you know what to expect each week.

Can my family stay in the house during the remodel?

In most cases, yes. It depends on which rooms are being remodeled and how much of the home is affected. For a kitchen remodel, you might set up a temporary cooking area in the dining room. For bathrooms, we can often work one at a time so you always have a functional one. We talk through access, dust barriers, temporary setups, and daily scheduling before work begins so your family knows exactly what to expect.

Do you help with material selection and design choices?

Absolutely. Choosing between quartz and granite countertops, picking the right tile format, deciding on cabinet door styles, selecting flooring that handles foot traffic – these decisions matter because you will live with them every day. We walk you through practical options, explain durability and maintenance differences, and help you pick finishes that fit your budget and your lifestyle. We do not push trendy upgrades that do not serve your home.

What should I prepare before requesting a remodeling estimate?

It helps to know which rooms you want to remodel, the biggest problems you want solved, your ideal timeline, your approximate budget range, and any inspiration photos or must-have features. You do not need everything figured out – that is what the estimate conversation is for. The more context you share up front, the more useful our initial scope discussion will be.

Which nearby communities do you serve?

We serve homeowners throughout northwest suburban Chicagoland, including Schaumburg, Arlington Heights, Palatine, Barrington, Streamwood, Elk Grove Village, Rolling Meadows, Mount Prospect, and many nearby communities. When you request an estimate, share your address and we will confirm availability for your area.

Ramis and his team did an amazing job. The craftsmanship is impeccable. Their attention to detail, things that I didn't even think about, made the project turn out perfect. For the quality of work, they quoted me very reasonably. They were very kind and accommodating, and went above and beyond to make this project a hassle free experience for me, including picking up my tile that was only in stock at a far away store, moving my couch and putting back my couch after I rolled out my new rug. I'm glad I chose to go with Kipchakoff Remodeling for my project. I'm happy to be a reference if you'd like to ask for my (Michelle's) contact information! I put my photos in order of "after" photos and then the "before" photos.

Ramis and team did a great job on our primary bathroom.

They came in to take over for a project a previous contractor bungled. And not only did they take a look at every detail of the project, they worked with us to strategically fix the things that were the highest risk.

As the project scope increased to resolve badly done plumbing and tile work by our previous contractor, Ramis would sit us down and talk with us and have us sign off on every minor change to the SOW.

Every night Ramis would send us photos of the work done and let us know of any changes in timeline and what he would be doing next if a major milestone was completed.

Bruce, who was doing a majority of the work, would always show up on time, and communicate often. His craftsmanship was world class.

At one point Ramis needed to have a plumber come by and fix our shower plumbing connections, and we ran into an issue with scheduling as his main plumber was on a job in Milwaukee at the time. He notified us that he will ask his other client if it was ok if he can have his plumber on our site that day, else it would take 2 days. While this changed the timeline at a negligible level, his honesty in how he discussed this situation, and his attempt at solving the problem built a lot of trust with us and Ramis.

Every single member of his team was licensed, insured and bonded, and since the bathroom job Ramis has always been helpful with the multiple times I've called him about other issues.

I cannot rave enough about these guys. They did such an amazing job on my guest bathroom. It was in need of a full overhaul and they made this small space seem so much more open and beautiful. We ran into some issues during the project (they were my fault / issues with my building and plumbing) and they took care of everything in a way that kept me from stressing out. These guys were so professional, always on time, helpful, and really taught me a lot as someone going through their first home renovation project. The pictures don't do the work justice. I'm so beyond happy and impressed that I'm going to be redoing my primary bathroom with them too!

These guys do beautiful work. The project they just completed for us was a relatively small one — tearing out the old laminate floor in our entryway and replacing it with oak — but we will definitely have them back again. Shuhrat ("Sean"), who did the tearout and installation, gave us a flawless finished product, and in particular was able to remove and reinstall the baseboard without damage of any sort (which seemed miraculous to me). He was also very pleasant and got the whole thing done in one long afternoon.

Ramis Kipchakov, manager and customer contact (he also goes by "Roma"), takes a very considered approach and clearly aims to please. He also has the integrity to point out when a concept isn't going to work. I had discussed another project with him, which was to install Talavera tile on the risers of our wooden stairway. He was the only bidder who pointed out that wooden steps like ours tend to bow and deform, and our decorative tiles would start falling off in pretty short order. (Ceramic tiles like these are usually installed on stone or concrete.) One solution would be to build a new stairway; but Ramis figured out that cement backing board could be worked in and would serve the purpose. That would necessitate replacing the treads with ones that would jut out farther, to make room for the extra layer, but it would certainly cost less than a rebuild. He took a close look at the stairway and drew up a very reasonable estimate — and then another major expense came up for us and we had to postpone that part of the project. He could not have been more pleasant about it. I look forward to working with him again, on this deferred job and whatever else comes up (old house).

A True Gem Among Contractors – Ramis and Rasul Saved Our Shower (and Our Sanity)

After purchasing a home in Lakeview and investing months into aesthetic upgrades, we moved in with our two small children — only to discover two days later that our master shower was leaking into the floor below. The issue had clearly been long-standing, concealed by the previous owners and somehow missed during inspection.

I reached out to over 20 contractors, plumbers, and handymen. Everyone had a different theory — but no real solution. Most told me the only fix was a full shower rebuild. That is, until I found Ramis.

Ramis is by far the most honest, hardworking contractor I've encountered. He performed extensive testing throughout the shower and finally pinpointed the leak to a crack in the drain, not the shower pan as others had assumed. He proposed a much simpler and more affordable fix: rebuild the plumbing from underneath — if accessible.

He brought in his plumber Rasul, who is an absolute beast. These two worked tirelessly and discovered the drain had been improperly installed using long screws (likely causing the crack), then sloppily patched with glue. Cutting it out wasn't an option without damaging surrounding tile.

But instead of giving up or upselling a full redo, they carefully chiseled out just the surrounding tile to access the drain, preserving the rest of the shower. They replaced the plumbing, installed new waterproof membrane from above and below, and retiled around the drain with a nearly imperceptible slope. They also resealed the steam system, glass walls, and every tile/grout line with potential gaps.

As a bonus, while they were on-site, they also fixed a leaky toilet, a broken garbage disposal, and a clogged patio drain — all for minimal additional cost.

And get this — they did it all in just over one day.

No BS. No hidden costs. Ramis was upfront about every option and price. They were polite, punctual, and most importantly — they solved the problem when no one else could.

If you need a contractor or plumber who actually delivers, call Ramis and Rasul.
